Restoration of a historic landmark within the urban core.

The Seattle Federal Office Building was built in 1932. Its granite, brick, and terra cotta masonry cladding, steel windows, and aluminum panels were in need of repair. Working with the design-build partner, Lydig Construction, SHKS Architects led the design effort, coordinating and performing masonry cleaning, mortar analysis, and brick material analysis to evaluate and recommend appropriate materials and techniques for the structure’s comprehensive rehabilitation. As part of the window repair scope, SHKS evaluated several alternatives to repair deteriorated windows and improve thermal and acoustic performance characteristics. The project included a complete replacement of the 43,000-square-foot roof.
